All bookings are subject to our terms and conditions, if you do not agree with our terms and conditions then you cannot use this website or book these properties with us. Holiday Homes in Italy will deal with the lead passenger only and all correspondence relating to bookings and any queries about bookings will be dealt with through the lead passenger, this includes any amendments and cancellations.
As lead passenger you must be 18 years of age or older to use this website and to book through Holiday Homes in Italy. You must possess the legal and financial authority to enter into this agreement and to use this website in accordance with these terms and conditions. You will also be responsible for all other members of your party and accept these terms and conditions on behalf of your other party members. You must ensure you have their permission to provide personal information on each party member. You are also responsible for ensuring all information provided about you or any other members of your party is correct. Any amendments that need to be made because the information provided was in correct may be subject to an administration fee (see 7 - Amendments by you)
Availability for the majority of our properties is available online. You can also reserve the majority of our properties online. A small amount of our properties they are available on request only, to book these on request properties you can either click on the enquire now link, or call us on 01332 920 049 and we will endeavour to respond to your request within 24 hours.
Online Bookings - Should you wish to book one of our properties, in the first instance please check availability on our website or via email. Once you are ready to book click on the book now link on our website and follow the online booking process. If you prefer to book manually please contact us directly via email at email@example.com or call us on 01332 920 049. Any online bookings will be subject to checks before we can confirm that your booking has been successful. Once you have followed the booking process online you will receive your booking confirmation within 48 hours or less of placing the booking. Bookings are only is confirmed once you have received this booking confirmation. Holiday Homes in Italy will not accept responsibility for any financial loss should you choose to confirm any travel needs prior to receiving your booking confirmation.
In the unlikely event that your accommodation is not available, holiday homes in Italy will send other similar accommodation offers as an alternative, which you can chose to book or not. If you chose not to take any alternative accommodation offered by Holiday Homes in Italy you will not be charged and your booking will be made void.
Holiday Homes in Italy ask for a 50% non refundable deposit to secure the booking. The remaining balance of your holiday is due 10 weeks prior to arrival. (For our cancellation policy please see part 8 - Cancellation and fees)
We accept debit cards, credit cards, bank transfers and personal cheques. Payments by debit or credit cards can be taken online on our website. Debit Card payments are free of charge. All payments by credit card will be subject to a 3.8% charge.
If you prefer to pay by bank transfer or cheque this must be done by you within 48 hours of placing the booking. Failure to make the required payment within this period may result in your booking being cancelled; in this case Holiday Homes in Italy will not accept any responsibility for any financial loss to you.

All prices given are in sterling and are correct at the date of publishing. The prices given in any other currency are for information purposes only and although Holiday Homes in Italy try to ensure they are as accurate as possible they may not reflect the exact current market value for that specific currency.
Prices are in Sterling (£) and payment are to be made in Sterling ONLY unless otherwise agreed in writing prior to booking. If you are sending money from a country other than the UK, the amount which reaches us must be in Sterling unless agreed prior to booking. Any transfer charges must be paid by you and the exact amount stated on the booking form must reach our account. The rental price is usually weekly unless otherwise stated. We will reserve the right to increase or decrease the prices published prior to the time that you book your holiday. Any increases in price will be advised to you before you book the holiday.
We reserve the right to increase or decrease prices, at any time, without notice. In the event that the prices decrease after you have made a booking we are unable to give any refunds for the difference in price.
We reserve the right to increase the price of your accommodation after you have booked but no later than 31 days prior to your arrival date. We will send you an amended invoice stating any changes and monies due. Any changes sent in the amended invoice must be paid for prior to departure. Any increases in your rental price will be a direct result of changes in our costs of supplying your accommodation resulting from currency fluctuations and government action. There will be no administration charge for any increases or changes made by us.
If you wish to amend your booking for any reason, we will do our utmost to make the changes. A £30 fee may be charged for every amendment you make. Amendments may be subject to cancellation charges. If you change venue this will be classed as full cancellation and charges will be applied accordingly (Please see section - Cancellation and fees)
Cancellations must be made in writing from the person who signed the rental agreement and will take effect the day such modification is received. Cancellation charges are as follows:
Cancellations must be received by us in writing at least ONE WORKING DAY prior to the above day. Any refunds due regardless of what your original payment method will be refunded by cheque.
In the unlikely event we have to cancel your booking we will offer alternatives of similar standard without any extra charge to you, if our alternatives are not suitable to you, we will refund the monies paid by you to holiday homes in Italy for accommodation ONLY. Holiday Homes in Italy will not accept responsibility for refunding of travel or any cost other then the refund of accommodation booked through us.
The descriptions on our web-site have been prepared in good faith. However we do not own or control any of the accommodation or any other facility within the accommodation, so we cannot accept any liability in respect of injury, loss or damage however caused, unless it is by act or omission of our company employees. Any valuables are left at your own risk. Our liability for affiliate to provide the service promised is limited to the value of the booking in all cases. Holiday Homes in Italy accepts no liability for events caused as a result of acts of God, Governments, hostilities of war, political unrest, riot, civil strife, industrial dispute, natural or nuclear disaster, fire, theft, epidemic quarantine, medical or customs regulations, technical or administrative problems with transport, closure of airports, breakdowns with machines and equipment, adverse weather conditions, water shortages or any other circumstances outside of our control and could not have been avoided even with all due care. We are unable to accept any liability for any delay, transportation to and from your accommodation. In such circumstances you may be able to make a claim under your insurance policy.
In the unlikely event that you have any problems during their stay, you must report it immediately to the property owner/manager who will attempt to resolve the issue promptly. If a satisfactory solution is not reached please contact Holiday Homes in Italy during your stay. We shall attempt to resolve the matter immediately, but if you remain dissatisfied you must write to us within 14 days from the end of your holiday. If you do not give us the opportunity to resolve any problem locally by reporting it to the owner/manager, or calling and informing us then we may not be able to deal positively with any complaint that you make to us in writing.
Arrival and departure times for properties are displayed on the property information page on our website. We will also advise you in writing on receipt of your final payment.
A Security deposit is paid by you on arrival at your accommodation to the key holder or owner. This is usually paid in cash (EUROS). The amount of this deposit will be shown on the website and also on your final confirmation rental voucher. The deposit will be returned to you at the moment of departure. A deduction will be made for breakages and any other charges (see - Other charges). The owner will inspect the property prior to departure. If in the unlikely event you cause damage which is over and above the amount paid for the security deposit, it will be your responsibility to cover the total cost of repairs.
Holiday Homes in Italy are responsible for the rental price; any other charges related to the property, where applicable, such as cleaning, utilities (electric, gas, water, heating) and linen are displayed on the property information on our website and are the responsibility of the owner or agent responsible for the property. These are usually paid locally in euro and are usually taken from your security deposit at the end of your stay.
Please treat the property with utmost respect; you are expected to leave it in the same condition of cleanliness and repair as you found it on arrival. The owner will inspect the property prior to departure. If you cause disturbance or annoyance to other guests, staff or the owners or agent during your stay you may be asked to leave by the accommodation owner/Manager; in this unlikely event, Holiday Homes in Italy will not accept any responsibility for finding alternative accommodation and will provide no refunds or compensation
As the lead passenger it is your responsibility to ensure that you and your entire party have adequate travel insurance for your stay. The total number of guests staying at the property may not exceed the number specified on our website any on your rental voucher. The owner reserves the right to refuse entry or evict the entire party if the number of persons occupying a property exceeds the number stipulated.
All information provided to Holiday Homes in Italy will remain confidential and used only for client purposes. We must pass the information on to the owner of the accommodation you have chosen in order to ensure a smooth check in and stay.
This booking contract is made on the terms of these Booking Conditions, which are governed by English law and the exclusive jurisdiction of the English courts.
