Booking Conditions

1 - Payment

In the first instance please contact us to check on availability. Once we have confirmed the property is available and holding for you we will send you the booking form. To confirm a booking a non-refundable deposit of 50% of the total price along with a booking fee of £10 is required within 3 days of confirmation of availability to secure the property. On receipt of the deposit, booking fee and booking form, we will send you a booking confirmation, which establishes our contract with you. You will be required to pay the balance at least 10 weeks (70 days) before departure. For bookings which take place within 6 weeks (42 days) of departure, the full amount will be required. If you fail to pay the balance when due, we will treat your booking as cancelled. For cancellation policy please see paragraph 6.

2 - Payment Methods

We accept debit cards, credit cards and personal cheques. All payments by credit card will be subject to a 4.5% charge. Please make cheques payable to ‘Holiday Homes in Italy’ with the property reference on the reverse. All cheques should be sent to:

3 – Booking Fee

A fee of £10 is added to each booking. This is to cover administration costs and international bank transfers.

4 - Prices

All prices given are in Sterling (£) and payment are to be in Sterling ONLY unless otherwise agreed in writing by Holiday Homes in Italy. If you are sending money from another country, other then the UK the amount which reaches our account must be in Sterling and for the exact amount stated on the booking form, unless previously agreed. The rental price is weekly unless otherwise stated. We will reserve the right to increase the prices published prior to the time that you book your holiday. Any increases in price will be advised to you before you book the holiday.

5 - Amendments by you

If you wish to modify your booking, we will do our utmost to make the changes. A £30 fee will be charged for every modification you make. Modifications may be subject to cancellation charges. If you change venue this will be classed as full cancellation and charges will be applied accordingly (Please see paragraph 6)

6 - Cancellation and fees

Cancellations must be made in writing from the person who signed the rental agreement and will take effect the day such modification is received. Cancellation charges are as follows:

  • Deposit: non-refundable
  • 50% of the rental price if the cancellation is made more than 6 weeks before the arrival
  • 75% of the rental price if the cancellation is made between 4 and 6 weeks before the arrival
  • 100% of the rental price if the cancellation is made 4 weeks or less before the arrival

Cancellations must be received by us in writing at least ONE WORKING DAY prior to the above day. Any refunds due regardless of what your original payment method will be refunded by cheque.

7 - Homes in Italy cancellation

In the unlikely event we have to cancel your booking we will offer alternatives of similar standard without any extra charge to you. If our alternatives are not suitable to you, we will refund the monies paid by you for accommodation only.

8 - Responsibility

The descriptions in our catalogue and our web-site have been prepared in good faith. However we do not own or control any of the accommodation or any other facility within the accommodation, so we cannot accept any liability in respect of injury, loss or damage however caused, unless it is by act or omission of our company employees. Any valuable are left at your own risk. Our liability for affiliate to provide the service promised is limited to the value of the booking in all cases. Homes in Italy accepts no liability for events caused as a result of acts of God, Governments, hostilities of war, political unrest, riot, civil strife, industrial dispute, natural or nuclear disaster, fire, theft, epidemies quarantine, medical or customs regulations, technical or administrative problems with transport, closure of airports, breakdowns with machines and equipment, adverse weather conditions, water shortages or any other circumstances outside of our control and could not have been avoided even with all due care. We are unable to accept any liability for any delay, transportation to and from your accommodation. In such circumstances you may be able to make a claim under your insurance policy.

9 - Complaints

In the unlikely event that a client has any problems during their stay, the client must report it immediately to the property owner. If a satisfactory solution is not reached please contact Holiday Homes in Italy during your stay, and we shall attempt to resolve the matter immediately. but if you remain dissatisfied you must write to us within 14 days from the end of your holiday. A failure to notify us during the holiday may mean that we will be unable to resolve the dispute after you return home.

10 - Arrival and departure

We will advise you in writing on your booking confirmation.

11 - Other Charges

Any other charges related to the property such as cleaning, utilities and linen are displayed on the property information on our website or brochure. These are usually paid locally in euro and taken from your security deposit at the end of your stay. You will be informed on booking if pre-payment is required.

12 - Security deposit

Security deposit is paid by you on arrival at your accommodation and payable to the key holder or owner. This is usually paid in cash (EUROS). The amount of this deposit will be shown on your booking confirmation. The deposit will be returned to you at the moment of departure. A deduction will be made for breakages and consumption of energy for some properties (we will advise you on confirmation of booking if charges are applicable for electricity, gas and water). The owner will inspect the property prior to departure. If in the unlikely event you cause damage which is over and above the amount paid for the security deposit, it will be your responsibility to cover the total cost of repairs.

13 - Care of property

Please treat the property with utmost respect; you are expected to leave it in the same condition of cleanliness and repair as upon arrival. The owner will inspect the property prior to departure. If you cause disturbance or annoyance to other guests you may be asked to leave by the accommodation owner; we shall have no responsibility to find alternative accommodation and no refund will be made.

14 - Insurance

We strongly advise our client to take out their own personal insurance in relation to travel, accident, medical and personal cover.

15 - Number of occupants

The total number of guests staying at the property may not exceed the number of sleeping places specified. The owner reserves the right to refuse entry or evict the entire party if the number of persons occupying a property exceeds the number stipulated in this contract.

16 - Data protection

All information provided to Homes in Italy will remain confidential and used only for client purposes. We must pass the information on to the owner of the accommodation you have chosen.

17 - Contract

This contract is made on the terms of these Booking Conditions, which are governed by English law and the exclusive jurisdiction of the English courts.
